and Northern Suburbs


Mid-Atlantic Housing Market Shows Signs of Moderate Recovery, The report presented several market indicators that have improved over previous quarters and years in the Washington region. These indicators include:
 
An increase in Sales volume by more than 9 percent in the first quarter of 2010 over the same time a year ago.
Sales prices  posting gains in each of the first three months of the year, with prices in March 2010 increasing 3.3 percent over March 2009, and expected to continue gaining traction throughout 2010.
An average of 71 days on market , a decline from an average of 110 days one year earlier, and the lowest time on market since 2006.
The metro area containing 5.7 months worth of inventory, which is below the normal, healthy ratio of inventory to sales of 6 months, signaling that demand is beginning to outpace supply.

Other factors contributing to the stabilization in the area include the addition of new, high-paying jobs in the Washington region, and continued low interest rates, according to the report.
“While the Mid-Atlantic housing market is not yet performing at the robust levels of 2005, it is clearly showing some important signs of recovery that are crucial to reestablishing a stable housing market,” said David Charron, President and CEO of MRIS. “MRIS is pleased to provide valuable data and analysis with our partner, Delta Associates, to assist real estate professionals in presenting information about local market conditions to their customers.”

Congress Passes Tax Credit Extension

Once signed by Obama, eligible buyers will get three more months to close
whether you live in Baltimore County, City, Harford County, Cecil or Surrounding Areas of Maryland.
 
The National Association of Realtors estimates that 180,000 homebuyers who reached the first hurdle of the home buyer tax credit—signing a contract by April 30—were at risk of not reaching the second hurdle in time to claim the credit, which was closing before June 30.
 
The House of Representatives overwhelmingly passed its extension bill, officially called HR 5623, the Homebuyer Assistance and Improvement Act of 2010; Senators were divided but pushed the bill through on June 30th. The bill now heads to President Obama’s desk to be signed into law.
 
The Senate joined its counterparts in the House by approving a three month extension to the closing component of the tax credit. This extension only applies to those who had ratified contracts by April 30, and addresses the bottleneck that happened this month to bring settlements for some buyers to the table before the original June 30 deadline.
 
Be prepared to clarify to buyers that this extension does not apply to current shoppers. The extension applies only to those who had a contract by April 30 but were delayed on the way to the settlement table. Those buyers will now have until September 30 to close.

LONG and FOSTER Living in Baltimore

Baltimore City is just as dynamic as the county that surrounds it. With roughly 650,000 residents, it ranks in the top twenty most populous U.S. cities. Despite its metropolitan status, Baltimore real estate includes many folksy neighborhoods which have earned the city the nickname of “Charm City.” One of the most desirable of these is Federal Hill, which lies just south of the city’s commercial district. Fells Point, another waterfront neighborhood, boasts the city’s highest concentration of pubs/bars. In 1969, it became Maryland’s first National Historic District, and its cobblestone streets remain a large part of the neighborhood’s identity. Little Italy is also a popular community thanks to its incomparable culinary offerings, though its narrow streets and close quarters are more easily navigated on foot than by car.
